Retrofit insulation in Gardena CA - an older house that holds its temperature

Hot rooms, drafts and a climbing power bill? We add insulation to the house you already have, attic or walls, in the right order.

What does retrofit insulation involve in an older Gardena house?

Retrofit insulation in Gardena means adding insulation to the house you already live in, usually on the attic floor or inside the exterior walls, so your rooms stay cooler in summer and the heat you pay for in winter stays inside.

Most of these calls come from owners of older houses who notice that the room over the garage bakes in summer or the power bill keeps going up. When I go up the hatch, I often find a couple of inches of old fill or almost none, because many older homes were built with very little attic insulation. Your price depends on whether we're working in the attic, the walls or both, how many gaps need sealing, and whether a wet or dirty layer has to come out first through insulation removal. The schedule turns on the same things, plus anything I find that needs another trade first, like old wiring. You get your own figure in a written estimate after I've looked at the house with you.

How we do retrofit insulation in an older house

I start by helping you decide where to begin, and for a lot of older houses the attic is the easier first step while the walls can wait. In the attic, we check how many inches are already up there and whether any of it is soaked or full of droppings, because fresh fill over a bad layer just keeps the problem. Then we close the gaps around pipes, can lights and the hatch. That's air sealing, and it keeps drafts from pushing through the new insulation. It works like a kitchen, where you prep before you cook. After that, we blow in loose fill through a hose. For walls, I explain whether the small holes should go in from inside or outside your house and how we'll cover the floor and close off the room while we work, and then we fill each cavity and patch the holes.

If you only want the attic done, our attic insulation page covers that work by itself. Some owners ask about spray foam insulation, which seals air while it insulates but costs more. For most attics, I'd rather seal the gaps and top up the loose fill, unless your ductwork runs up there.

Retrofit insulation rules and houses in Gardena

Gardena Building Services requires permits for most remodel, repair and alteration work on houses. Its list names jobs like re-roofs and window change-outs and doesn't mention insulation, so the list alone doesn't settle whether your retrofit needs a permit. California's Energy Code also sets efficiency requirements for alterations to existing buildings, not just for new ones. Before we start, we find out which office covers your address, the city or the County. If your job needs a permit, we handle the paperwork, set up the inspections and keep you posted. If you'd like to ask yourself, the city's Building Official takes questions at building@cityofgardena.org or (310) 217-9672.

We're based in Gardena and work in many of the cities and County areas around it. Most of the houses we retrofit have a vented attic with tight space at the eaves, which is where the insulation usually ends up thin and the vents get buried. We work the edges by hand so they get the same depth as the middle, and we keep the eave vents clear so the attic still breathes. We see the same kind of houses on jobs in Torrance and Carson, so we handle the edges the same way there.

How a retrofit job works

  1. Call or send the form

Call (424) 292-2987 or send the form, and we'll get back to you to set a time for me to come out. Tell us whether you're thinking attic, walls or both so I know where to look first.

  2. Walk the house with me

I come out, look at the attic, the walls or both with you, and take photos of what I find. Then I explain what I see and the order I'd do the work in.

  3. Go over your written estimate

The estimate lists the work in the order it happens, with the sealing and any removal on their own lines, so you can see what each part covers. If the total feels high, ask me which step could wait, and I'll tell you what you'd give up.

  4. Lead installer runs the job

If you go ahead, my lead installer runs the crew and keeps the work to the plan we went over. When it's done, they walk you through the finished attic or walls so you can see where everything went.

Questions before you book retrofit insulation

How much does retrofit insulation cost near Gardena?

Insulation installation in the Los Angeles area usually costs about $1,250 to $3,000 per project. That's a figure for the regional market, not our price. Where your job falls depends on whether it's the attic, the walls or both, how much sealing it needs and whether old material has to come out first, and you'll get your own number in the written estimate.

Who is allowed to install insulation in California?

California's Contractors State License Board puts contractors who install insulation for temperature or sound control in their own class, called insulation and acoustical contractors. That's the kind of licence this work falls under, so it's a fair thing to ask about when you're comparing bids.

What is the best way to add insulation to an older attic?

For a vented attic, DOE guidance says to seal the openings in the attic floor first and then add blown cellulose or fiberglass on top. The same guidance calls for metal blocking and collars around hot flues, and covers over recessed can lights that aren't rated for insulation contact. On our estimates, the sealing is its own line, so you can see it and ask about it.

How do I insulate existing walls without tearing them open?

The usual way is drill and fill. Small holes go in near the top of each wall cavity, insulation is blown in, and the holes get patched, which is fairly low disruption compared with opening the wall. For work from the inside, DOE installer guidance calls for covering the floor below and closing off the area so dust doesn't spread through the house.

Can you add insulation to an older house with knob and tube wiring?

Not over or around the old wiring itself, because the National Electrical Code doesn't allow insulation to be applied to or surround knob and tube wiring, so that's a job for an electrician first. In homes built before 1980, lead safety rules may also apply to wall work, depending on how much of the wall gets disturbed. That's one reason I ask how old the house is right away.

Do we have to leave the house while you add insulation?

Usually not for blown-in work in the attic, though we ask you to keep kids and pets away from the hatch and any room we're working in. Foam is different. Its re-entry time, which is when you can come back inside, comes from the foam maker's instructions, so if foam is part of the plan, I'll go over that at the estimate.

Why Gardena homeowners call Professional Gardena Insulation Company for retrofit insulation

  • The owner looks at your house

I still come out to look at most jobs myself, and I show you what's in your attic instead of just describing it. You end up talking to the person who actually saw the problem, not someone reading notes.

  • Doing this trade since 2013

I started this business in 2013 after learning the work on an insulation crew. That's 13 years of opening up older houses and learning what's usually hiding in them.

  • Licensed and insured for your job

We're licensed and insured. That matters in Gardena because the city lets only properly licensed people, or people exempt from the state's contractor law, take out permits.

  • Satisfaction guaranteed on every job

Satisfaction guaranteed on every job, and before the crew leaves, my lead installer walks you through the finished work. That's your chance to see what you paid for and ask about anything that doesn't look right to you.

On a retrofit, the sealing under the fill matters more than the fill itself. If you'd like me to show you what's going on in yours, send us a note or call (424) 292-2987.

  • Attic insulation

If the walls can wait, this is the one-space job that most older houses benefit from first.

  • Spray foam insulation

Worth a look when your ducts run through the attic and you want the insulation to seal air as well.

Book a look at your attic and walls

When you call (424) 292-2987 or send the form, tell us roughly when the house was built, what kind of attic it has and whether there are recessed can lights, so I come out ready to check the right things.
